Phase 1

Scope of Work

– Review current project site plans, building plans, documents and correspondence regarding basis for calculation of current impact fees.

– Research county ordinances for impact fee rates applied to project.

– Analysis the potential for impact fee savings if an alternate impact fee calculation or an independent study were conducted.

– Correspondence, discussions and meetings with county staff.

– Correspondence, discussions and meetings with owner and design team.
– Prepare cost of estimated impact fees required by local government; suggest potential cost savings measures.

– Prepare opinion / report of potential impact fee savings based on findings resulting from the information obtained.

Impact Fee Review

Impact fees are subject to several site specific variables. We have been successful in saving owners costs of impact fees by various methods.
Phase 2

Services

– Review project design, budget and schedule and provide suggestions /recommendations.

– Prepare cost of estimated impact fees required by local government; suggest potential cost savings measures.

– Expedite necessary site plan approvals, building permits and other required regulatory permits.

– Manage the design team to develop/complete the construction documents.

– Conduct progress team meetings.

– Coordinate owner’s staff/users group’s input into the design process.

– Review and verify the design documents conform to the owner’s directive.

– Verify, coordinate and negotiate contract change orders as necessary.

– Assist in engaging specialty consultants.

– Review/ approve all pay requests.

– Participate as requested in owner related meetings.

Design / Permitting

My role during the design phase is to provide a link between the owner executive team, the design team, and any other group that would impact design.
Phase 3

Construction

Let us provide a link between the owner executive team and all participants. We are able to foresee potential challenges and take the actions necessary to correct them.

Services

- Assist in pre qualification process of general contractors; make recommendations.

- Review bid package and assist during the bidding process.

- Assist in evaluating bids and award.

- Review, make recommendations, and negotiate construction agreement.

- Review contractor hurricane preparedness plan and coordinate any special conditions with owner.

- Regular on site / quality inspections and at key construction phases.

- Review, make recommendations, and negotiate construction agreement.

- Provide link between the owner and the construction team to complete the project.

- Conduct progress team meetings.

- Verify project budget and schedule.

- Verify, coordinate and negotiate contract change orders as necessary.

- Coordinate all owner related items including FF&E, signage, Phone/data and other ancillary systems.

- Coordinate owner furnished - owner installed and owner furnished - contractor installed items.

- Review / approve all pay requests.

- Expedite / participate in review of shop drawing and RFI process

- Liaison between contractor and building inspection officials and fire protection officials as needed.

- Participate as requested in owner related meetings.

Phase 4

Services

– Manage the completion of project punch list.

– Assist with relocation / move – in of new facility.

– Provide organized compilation of project correspondence and documentation obtained throughout the project.

– Coordinate training of facilities personnel on new equipment.

– Coordinate keying and other security requirements.

– Coordinate regulatory inspections and occupancy permits as necessary.

– Assist with leasing agents as necessary regarding building issues.

Start Up / Move In

During this final stage, we assist owners to occupy the facility.
